01

Our Commitment to Fair Housing

Excelsior New Home Group, LLC supports Equal Housing Opportunity and is committed to providing real estate services consistent with applicable federal, state, and local Fair Housing requirements.

Housing opportunities and real estate services should be available without unlawful discrimination based on protected characteristics. Our goal is to provide professional, objective, and consistent service to the people who use our brokerage and housing-search services.

02

Protected Characteristics

Fair Housing laws prohibit discrimination based on certain protected characteristics. The principal federally protected categories include:

  • race
  • color
  • national origin
  • religion
  • sex
  • familial status
  • disability

Additional protections may exist under applicable state or local law. This page is not intended to provide a definitive legal list for every jurisdiction and does not constitute legal advice.

03

Housing Searches Based on What Matters About the Property

Excelsior's housing-search services focus on legitimate, property-related criteria provided by the consumer, such as:

  • geographic area requested by the consumer;
  • price or rental budget;
  • bedrooms and bathrooms;
  • home or apartment size;
  • property type;
  • desired move or purchase timeframe;
  • physical property features;
  • community amenities;
  • builder or community availability; and
  • leasing or purchase requirements where applicable.

Excelsior does not intentionally rank, recommend, or steer housing options based on a person's protected characteristics.

04

Fair Housing and Builder Match

Builder Match helps organize new-construction options using housing and search preferences relevant to the property and the buyer's requested home search. Internal matching should not use protected characteristics as ranking factors.

Financing-related information, when applicable, is handled separately from housing matching and does not determine protected-class-based housing recommendations. Builder Match does not provide mortgage approval or make lending decisions.

05

Fair Housing and Apartment Match Florida

Apartment Match Florida helps renters search using legitimate housing criteria such as requested location, rental budget, bedrooms, bathrooms, move-in timeframe, apartment features, community amenities, leasing requirements, and availability.

Excelsior does not suggest or encourage searches based on the racial, religious, ethnic, familial, or other protected-class composition of a neighborhood or community. Housing recommendations remain property-focused.

06

Accessibility & Disability

Disability-related housing needs and reasonable accommodation questions may involve rights and obligations under applicable law. This page does not provide individualized legal conclusions.

Consumers who need assistance using the Excelsior New Home Group website may visit our Accessibility page.

07

Pets and Assistance Animals

Apartment community pet policies and pet restrictions may be relevant to an ordinary pet search. Assistance animals may be treated differently under applicable Fair Housing law and should not automatically be treated as ordinary pets for housing purposes.

Excelsior does not determine through this website whether an individual animal legally qualifies as an assistance animal.

08

Familial Status

Excelsior does not recommend neighborhoods, builders, or apartment communities based on whether residents have children. Housing-search questions focus on legitimate occupancy and housing requirements rather than preferences about the type of people who live in a community.

09

Questions About Neighborhoods

Excelsior does not characterize neighborhoods or communities based on protected-class demographics. Consumers seeking information about schools, crime statistics, transportation, government services, or community resources may be directed to neutral, independent sources where appropriate.

Excelsior does not create subjective neighborhood labels based on protected-class composition. Objective property features may be discussed where legally appropriate.
